After aeration, you will notice small soil plugs sitting on top of your lawn. Do not rake them up. They will naturally break down over time and return nutrients and organic matter back into the soil.
When Is the Best Time to Aerate Your Lawn in Southern Maryland?
For most cool-season lawns in Southern Maryland, the best time to aerate is late summer through early fall.
A great target window is:
Late August through September and into early October.
September is one of the best months for aerating and overseeding lawns in Southern Maryland.
During this time, temperatures begin to cool down, summer stress starts to ease, and cool-season grasses begin growing more actively again.
Fall also gives newly planted grass seed time to establish roots before winter.
If you wait too late into the season, new grass may not have enough time to become established before colder temperatures arrive.
Should You Aerate and Overseed at the Same Time?
In many cases, yes.
Aeration and overseeding work extremely well together.
Aeration creates thousands of openings in the lawn, giving new grass seed better contact with the soil. Good seed-to-soil contact is one of the most important parts of successful overseeding.

Keep the Lawn Moist
If your lawn was overseeded, watering is extremely important.
New grass seed needs consistent moisture to germinate.
The goal is to keep the top layer of soil moist without soaking or flooding the lawn.
For the first couple of weeks, this may mean light watering more frequently throughout the day depending on weather conditions.
Once the new grass begins growing and developing roots, you can gradually switch to deeper and less frequent watering.
Do not allow newly planted seed to completely dry out during the germination period.
Leave the Soil Plugs Alone
Those little plugs of dirt scattered across your lawn after aeration are completely normal.
Do not rake them up.
Rain, watering, mowing, and normal weather will gradually break them apart and return the soil and nutrients back into your lawn.
They usually disappear naturally within a couple of weeks.
Limit Foot Traffic
Try to stay off newly seeded areas as much as possible while the new grass is getting established.
Heavy foot traffic, pets, kids, lawn equipment, and repeated walking can damage young seedlings before they have developed strong roots.
Giving your lawn some space during the first few weeks can make a big difference.
Do Not Mow Too Soon
Give your new grass time to grow before mowing.
Once the new grass has reached a healthy mowing height, use a sharp mower blade and avoid cutting the lawn too short.
Tall fescue lawns generally perform best when maintained around 3 to 4 inches tall.
A good rule is to never remove more than one-third of the grass blade during a single mowing.
